Mostly ground floor. Two bedrooms: 1 x double, 1 x twin. Bathroom with small bath, shower over, basin and WC. Open plan living area with kitchen, dining area and sitting area with woodburner. First floor mezzanine sitting area (seats 3) and children�s room (seats 2 with beanbags).

Gas central heating with woodburner. Electric oven and hob, microwave, fridge/freezer, washing machine, dishwasher, 2 x TVs (one with Freeview, one for DVDs only), DVD, selection of books, games and DVDs. Fuel and power inc. in rent. Bed linen and towels inc. in rent, please bring own beach towels. Travel cot, highchair and two stairgates. Off road parking for 2 cars. Private enclosed lawned garden with raised decked patio and furniture. Shared lawn with furniture and BBQ. One well-behaved dog welcome. Sorry, no smoking. Shop, pub, surf shop and beach 3 mins walk. Note: There are three steps up to the patio from the lawned garden and two steps down to the patio from the sitting area. Note: Open tread stairs with stairgate top and bottom leading to mezzanine reading area and children�s room, care to be taken. Note: Due to building regulations, the children's room should not be used for sleeping in.

The mostly ground floor cottage can sleep four people in one double bedroom and one twin and also has a family bathroom. Also in the cottage is an open plan living area with kitchen, dining area and sitting area with woodburner, along with a mezzanine sitting area and children's room.
