Four bedrooms: 1 x double with shower and basin in room, 1 x double, 1 x 4ft double with en-suite wet room with shower, basin and WC, 1 x second floor eaves twin with en-suite basin and WC. Bathroom with bath, shower over, basin and WC. Ground floor basin and WC. Kitchen with breakfast bar. Sitting room with dining area and electric fire.

Gas central heating with electric fire. Electric oven and hob, microwave, fridge/freezer, washing machine, dishwasher, TV with Sky, DVD, WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Cot and highchair. Parking permit for 1 car in village car park 2 mins walk (refundable �50 deposit required), additional parking in village. Enclosed lawned garden with patio and furniture. Two well-behaved dogs welcome. Sorry, no smoking. Shops and pubs 5 mins downhill walk, longer uphill. Note: Due to the nature and age of Aberdovey, access to the property is restricted to a short single-track dead-end road, there are no turning spaces and can only be accessed on foot via a steep track from the main road. Note: Property accessed via five steps to front door. Note: Second floor eaves twin room is not suitable for young children due to access via space saving stairs and limited head room, care to be taken.

Base House is a terrace cottage situated in the popular seaside village of Aberdovey. Set over three floors, the cottage sleeps eight people in four bedrooms, consisting of one double with a shower and basin in the room, a double with sitting area, a small double with en-suite wet room and a second floor eaves twin with en-suite basin and WC, along with a separate family bathroom on the first floor. The cottage also has a kitchen with breakfast bar and a sitting room with dining area and electric fire. Outside there's an enclosed lawned garden with patio and furniture and parking is available close by. Base House is a lovely family base with something for everyone in the area.
